Don’t worry about not having tenants!Ranjan BhattacharyaMany novice property investors worry about not having tenants. Is this something you need to be concerned about?
Well, yes and no. It really depends on what sort of properties you invest in. I choose to invest in what I call middle-market properties that I can rent out at average rents. I never have a problem finding good tenants because my properties are very affordable for most people.
If, on the other hand, you choose to invest in the top end of the market, or even the premium types of properties that appeal to the higher income earners, those are the first properties that become empty in an economic downturn. These are the types of properties that people can no longer afford when times get tough.
When times get tough, people in premium accommodation downsize and move to more affordable types of accommodation.
Average properties are great for people starting out and they are also strong in tough times. They are in fact the types of properties that are in most demand by tenants in good times and in bad.
Therefore, in my opinion, there is no cause for concern about having tenants if you invest in average properties which you can rent out at average rents.
